In the UK there are strict regulations which apply to the use of fire doors in both new and existing buildings. If you are working on a new build, or making alterations to a building (including adding an extension or changing the use of the building), then current Building Regulations will apply.

The rules differ between commercial and domestic properties. In general, if a building is divided into ‘compartments’, then fire doors are required to be fitted to protect escape routes such as staircases and corridors.

In a home that has more than two levels, every door that leads to a stairwell must be a fire door if the door connects the stairwell to a habitable room (meaning a room that is not a bathroom or w/c). Fire doors are also required for if a building has a loft conversion. If the house has a door connecting it to an integral garage, then that should be a fire door, and there should be fire doors to separate residential areas from commercial areas in mixed use properties.

For compartment walls that separate two buildings, the fire door should be rated the same as the fire resistance of the wall, with a minimum rating of FD60. In other settings, FD30 is acceptable. There are some specific situations where FD20 is allowed, but these are rare, and best-practice recommendations suggest FD30 as a minimum in all circumstances.

We have fire doors in most imperial and metric sizes to suit standard door openings. Most doors come with generous lippings that will allow you to trim the door down to size to suit difficult openings. We offer free delivery to all UK mainland addresses, and our prices are inclusive of VAT. Lead times vary depending on the type of door you are looking for. If you are unable to find a door that fits your tastes in the size that you need it, then please do not hesitate to contact us. We may be able to work with you to provide a bespoke door that is correctly sized for the opening. It is important that fire doors fit perfectly, so do not try to modify a fire door or cut off more lipping than the manufacturer recommends. A door that does not fit properly would not be able to do its job properly in the event of a fire.
